River Prairie's first phase to be finalized soon

Initial development plans for the 52-acre site located at the southeast quadrant of the River Prairie interchange at the Highway 53 Freeway are expected to be finalized within the next six weeks, according to Altoona City Administrator Mike Golat.
"It will be a mixed-use development with commercial, residential and maybe some office space," said Golat, who added that attendees at a recent public workshop indicated a desire to have a plan that "takes advantage of the waterfront".
"There will possibly be some performance or event space built into the plan, along with something for kids...as well as a hotel or large-scale anchor. We need to decide what we want to do with the public space, but we will stress high-quality design standards," he said.
Chippewa Valley Orthopedics and Northwoods Therapy held a groundbreaking ceremony this week for a new facility. OakLeaf Surgical Hospital plans to develop a 64,000-square-foot hospital and 20,000-square-foot surgical center that is slated to be open by early 2014. The $25 million project will be located on the southeast corner of the Highway 53 Freeway and East Willson Drive.
Dean Larsen of Acquisition Realty & Development has been hired by the City of Altoona to assist with the development plans.
"The initial phase will hopefully include a convenience store, restaurant, hotel and a neighborhood shopping district and possibly some residential housing. I've brought on board Kramer Land Design and Cedar Corporation to help with the overall design of the 52-acre parcel," said Larsen, who added that he is in talks with both local and regional users of the property.
"I have spoken with an interested lending institution from outside the immediate area and I am talking with a 20,000-square-foot retailer," he said.TBL
