Altoona sells three more parcels in River Prairie

TBL has learned that the City of Altoona has sold three more lots to potential developers in its River Prairie Development that will include a restaurant and retail space, an office building and a new ACE Hardware store.
"We have an accepted offer from Vector Partners, LLC, to construct about a 5,000-square-foot office building on a 39,000-square-foot lot and we have an accepted offer for about a half-acre lot for a restaurant and retail space from JJC of Eau Claire, LLC," said City of Altoona Administrator Mike Golat, who added that the restaurant and retail project will be located to the west of the new extended-stay hotel that is currently under construction and that the office building will be developed on the western-most lot in the northwest quadrant of River Prairie.
According to Dean Larsen of Acquisition Realty & Development, who handled all three land sales on behalf of the city, JJC of Eau Claire, LLC, will be building a 5,000-square-foot building that will include a fast-casual restaurant and adjoining retail space. Since none of the land sales have closed yet, Larsen said he could not disclose the sale prices of the parcels.
Joanne Palzkill, of JJC of Eau Claire, LLC, said the restaurant will focus primarily on the family's roots in the restaurant industry.
"We're working on the name, but the restaurant will incorporate the foundation of what our family has done since 1951 and that's pizza. There will be other offerings as well," said Palzkill, who added that the business will likely employ between 15-20 people.
Glen Clayton, who owns ACE Hardware stores in Eau Claire, Ladysmith and Hayward, said he is hoping to eventually relocate his Eau Claire store on Birch Street to a 1.5-acre parcel in the southwest quadrant near the new Woodman's Food Market.
"We're planning to move the Birch Street store over to this new location in Altoona. Right now, the target is to open in spring, 2016, but the City of Altoona still needs to do more work to get the lot ready," said Clayton, who said he anticipates constructing a 15,000-square-foot store. Clayton currently employs nearly 50 people throughout the three hardware stores.
Meanwhile, the sale of two lots in the northwest quadrant of River Prairie to Arrowhead Properties, LLC, closed this week. Larsen said two retail centers totaling 23,000 square feet will be developed on the two parcels.
"Construction will start immediately. There are already some retail tenants that we are negotiating with," said Larsen. TBL
